under and subject, nevertheless, that the hereby-granted lot or piece of ground and the
building now or to be erected thereon shall be and remain subject to the following covenants,
conditions and restrictions, which shall run with the land:
1. The premises hereby conveyed shall be used for private, single-family residential purposes only. Private garages in harmony with the main buildings may be erected.
2. No building, structure, or fences shall be erected upon the premises hereby conveyed without first obtaining the approval, in writing, of the grantor, as to location, elevation, plan and design. Any structure or construction must be completed within twelve months after same is started.
3. Any building erected on the premises shall be subject to all governmental regulations relative to construction in addition to the covenants, easements, reservations, charges and conditions.
4. No building shall be erected on any lot within 50 feet from the front line, nor within 20 feet from, the sideline, or 60 feet from the rear line to the main building, in the event of a conflict of the provisions of this paragraph with any local subdivision or zoning ordinances, such ordinances shall control.
5. Water supply and sewage disposal systems must conform to all applicable health and building codes. Installation of said systems shall be performed simultaneously with the construction of a residence on the lot.
6. All lots shall be subject to a utility and drainage easement over the 10 feet adjacent to all interior lot lines and 15 feet adjacent to all other lines. Corner lots shall be subject to site easement over a triangle, the legs of which are 40 feet measured along the street right of way from the point of intersection.
7. Grantor grants and conveys to grantee the right of ingress, egress and regress to and from grantors lot and upon that portion of grantors land shown as streets on the recorded map of the land of which the premises hereby conveyed are a part provided however, that such use shall be subject to the following: a-Grantor's right to convey, the ownership or the control of said streets to the property owners association. With reservations, or to dictate said streets to public use, but no dedication to public use is intended to be made by this instrument
b-Until such time as grantee joins the proposed property owners association, each lot shall be subject to an annual lien and charge of $50.00 for road maintenance and snow removal costs, and grantee agrees to pay said liens and charges annually, on or before a date fixed by the grantor. It being understood and agreed that said liens and charges shall be against the lands here-in conveyed and collectable at law. Further, that upon the conveyance; of any of the lands herein described successive owners shall he deemed to agree to pay, said liens and charges.
8. No animals shall be kept on any lot other than commonly accepted domestic pets.
