These rules and regulations were added to and approved by the board on September 25th 2022
1) No ATV’s or off road vehicles are allowed to be operated anywhere on the common properties. All ATV’s and off road motorized dirt bikes must be in compliance with all applicable laws, and must be operated in a safe manner. Violators will be strictly enforced by the association, the state police and the D.C.N.R. if you own one of these it must be registered with the board.
2) During winter months there is no parking allowed on association roads, including cul-de-sac properties, violators will be towed at owner’s expense.
3) Any contractor or construction done, must have insurance and liability insurance. All construction requests must be submitted in writing to the board for approval.
4) There is no parking in the lake (pond) vicinity. All vehicles must be parked in the parking lot.
5) All members using the lake (pond) property must remove all personal belongings (including trash) upon leaving the lake area.
6) No parties at the clubhouse or on common properties are permitted without prior board approval.
7) Disruption of quiet enjoyment of others will not be tolerated. No loud music should be played or property maintained equipment (lawnmowers etc) operated during the period of 10pm to 7:30am this includes noise from (barking) made from dogs left out at night.
8) Dogs must be on a leash at all times while on any common property.
9) No playing, riding sleighs, riding snowmobiles up or down any of the two hills entering the north and south areas of Lenape Hills. This is dangerous for all involved.
10) No garbage burning within the association (it is banned in Monroe County) this includes leaves and wood or anything that should be put in a landfill should not be burned (i.e. household food garbage) this is a township ordinance.
11) The association roads have a speed limit of 15 miles per hour.
12) There will be a 1 year lease or agreement requirement for all homeowners that rent their property to individuals, short term rental is not allowed either by the community or the township. All renter information must be provided to the L.H.P.O.A
13) We recommend that fireworks be limited to sparklers or fountains in the community, as we all know there is a burn ban in Monroe County and residents here feel that fireworks may cause a fire. In addition it was brought up that family pets were in distress from the loud explosions. We ask that everyone be considerate
The following fines will be imposed for infractions of any of these rules:
1 st offense – warning letter
2 nd offense- $100.00
3 rd offense-$300.00
4 th offense-$500.00
If vehicles are involved, towing and impoundment are at the owner's expense.
Note these rules are legal and will carry from child to parent, from renter to owner. Written notification of the violation and any fines levied by the L.H.P.O.A. will be sent via regular and registered mail to the lot owner of record in regards to any infraction of these rules.
